New Orleans Co-Ownership: Own a French Quarter Second Home for a Fraction of the Price

Slyce Properties sells fractional co-ownership shares in fully managed luxury homes in the French Quarter of New Orleans. You buy a 1/6 share (or more, up to the whole home) through a membership interest in a property-specific Louisiana LLC. It's real ownership, not a timeshare. Each home has six owners, and each owner gets at least 60 days a year.

How co-ownership works in New Orleans

  1. Pick a home and a shareShares start at 1/6. Buy one, several, or the whole home.
  2. Own it through an LLCEach home has its own Louisiana LLC. Hold your interest personally or through an LLC or trust.
  3. Book stays in the appAt least 60 days a year, with priority for peak dates rotating every year.
  4. Show upFurnished, cleaned and maintained, with a Home Manager 7 days a week.
  5. Sell on your termsSell when you want, at a price you choose, subject to the operating agreement.

Planned visits run up to 7 days each, up to three a year, plus space-available and last-minute stays up to 14 days. Because priority for the busiest dates rotates, no single owner controls Mardi Gras or Jazz Fest.

Is there a Pacaso in New Orleans?

Not as of October 2026. Pacaso, the best-known national co-ownership company, does not offer homes in New Orleans or anywhere in Louisiana, and the Kocomo co-ownership marketplace has no Louisiana listings. Slyce Properties is a New Orleans co-ownership company focused only on the French Quarter. See how we compare.

Frequently asked questions

Is co-ownership a timeshare? No. A timeshare usually sells the right to use a resort unit for a set week, or a pool of points. With Slyce Properties you own a share of one specific home through its LLC, each home has only six owners, and you can sell your share.

How many nights do I get? At least 60 days a year if all owners use the home equally, and often more depending on availability.

Can I use the home for Mardi Gras and Jazz Fest? Yes. Owners can request high-demand dates, and booking priority rotates each year so every owner gets fair access to peak weeks over time.

What does it cost each month? About $510 a month for a 1/6 share of the 1-bedroom and about $983 a month for a 1/6 share of the penthouse. That covers insurance, taxes, utilities, condo dues and professional management.

Can I finance a share? Yes. Financing is available for up to 70% of the purchase price.

Can I buy with a friend or family member, or through an LLC or trust? Yes. Buying with a friend or family member splits the cost of ownership, and a share can be held by an LLC, trust or corporation.
