What is Slyce Properties?

Slyce Properties offers fully managed co-ownership of luxury residences in the French Quarter of New Orleans. You get the benefits of a second home—without the full-time cost and hassle of managing it from afar.

Is Slyce a timeshare?

No. Slyce is not a timeshare or points program. It’s real ownership through a property-specific LLC, with scheduling designed to be fair among owners.

What exactly am I buying when I purchase a share?

You are buying a membership interest (a share) in a Louisiana LLC that owns a specific residence. That ownership includes exclusive occupancy rights through the reservation system.

Where are Slyce Properties homes located?

Slyce residences are located in the heart of the French Quarter, including homes on Esplanade Avenue and in Jax Brewery.

How many owners share each residence?

Each residence has only six owners. This keeps access generous and makes scheduling much simpler than large-owner models.

Can I buy more than one share?

Yes. You can purchase one share or multiple shares, up to owning 100% of the residence.

Can I buy a share through an LLC, trust, or company?

Yes. A membership can be held by a legal entity such as an LLC, trust, or corporation. The entity designates a person who can reserve and use the residence.

How many days per year can I stay in the residence?

If all owners use the home equally, each owner enjoys a minimum of 60 days per year. You can often stay more depending on availability and how other owners use the residence.

Can I use the home during Mardi Gras, Jazz Fest, and major weekends?

Yes. Owners can request high-demand dates, and the reservation system is designed to distribute prime time fairly over time.

How does scheduling work?

Scheduling uses a rotating confirmation priority system so that over time, every owner has equal opportunity to book the most desirable dates.

How do I book my stays?

Owners book, change, or cancel stays through a dedicated app for each residence. It’s quick and easy to check availability, select dates, and manage reservations—so using your home is as simple as choosing your time in New Orleans and showing up.

What is the Visitation Year?

The Visitation Year runs from the last Thursday in September through the last Wednesday of the following calendar year.

What are Planned Visits?

Planned Visits are advance reservations. Owners can reserve up to three Planned Visits per year, up to seven days each, for a total of up to 21 planned days reserved in advance.

What are Space Available Visits?

Space Available Visits are additional stays booked based on availability. Each reservation can be up to seven days, and you can generally hold one Space Available reservation at a time.

What are Last-Minute Visits?

Last-Minute Visits can be reserved within 30 days of arrival. These stays can be up to 14 days per reservation, and you can generally hold one Last-Minute reservation at a time.

How many total reservations can I have on the books at once?

Owners can have up to five visit reservations scheduled at one time.

Can owners swap dates with each other?

Yes. Owners may exchange confirmed visits with notice requirements, which helps add flexibility when plans change.

Can I let friends or family use the residence without me?

Yes. You can send unaccompanied guests during your confirmed stays. The home is for personal use and guest use—owners may not receive compensation for guest stays.

Can I rent out my share like an Airbnb or nightly rental?

No. Members may not receive compensation for use of the residence by guests. This model is designed for second-home enjoyment—not short-term rentals.

How many people can stay in the residence?

Each home has a defined sleeping capacity based on the number of bedrooms and sleeper sofas, which helps protect comfort and quality for all owners.

What does the share price include?

The share price generally reflects the residence value plus turnkey setup such as furnishings and upgrades, and the legal/administrative structure that supports co-ownership.

What are the ongoing annual or monthly costs?

Owners share the cost of operating the residence, which typically includes property taxes, insurance, utilities, management, supplies, maintenance, professional services, and reserves for future replacements.

Do I pay a nightly lodging fee when I stay?

No. There is no nightly lodging fee to stay in your home.

Do I pay for cleaning or housekeeping?

Yes. A housekeeping fee is typically paid upon departure to prepare the residence for the next arrival. Optional mid-stay tidy service may be available for an additional fee.

Do you offer financing for a share?

Financing options may be available for eligible buyers depending on the residence and buyer qualifications.

What is the buying process?

Typically: explore residences, schedule a tour, purchase a share, close, complete onboarding, and begin reserving stays under the scheduling system.

Who handles maintenance and repairs?

Slyce coordinates maintenance, repairs, and vendor management so owners don’t have to deal with day-to-day issues from out of town.

Who makes decisions about the property?

The home is owned by the LLC and governed by an operating agreement. A budget is prepared and approved annually, and owners have voting rights for key decisions.

Can owners replace the management company?

Yes. Owners have the ability to change management, subject to the LLC operating agreement.

Can I sell or transfer my share later?

Yes. Ownership interests can typically be sold, transferred, or willed, subject to the operating agreement.

Does Slyce help with resale?

Slyce can help facilitate resale, or you may sell through your own process, subject to the operating agreement requirements.

Can I store personal items between stays?

Yes. Owners can store personal items securely and have them placed in the residence for arrival.

How do I schedule a tour?

You can request a tour through the website, and the team will coordinate a walkthrough and answer questions about ownership, scheduling, and costs.
