Co-Owning vs. Buying a Whole French Quarter Condo
If you want a second home in the French Quarter, there are two ways to own one: buy a whole condo, or buy a share of a fully managed home. Here's how they compare, using real numbers from Slyce Properties homes in New Orleans.

The short answer
Buy a whole condo if you'll live in it most of the year, want to renovate it yourself, or want complete control. Co-own if you'll use it a few weeks to a couple of months a year and don't want to manage a property from out of town.
How they compare
| Buy a whole condo | Co-own with Slyce Properties | |
|---|---|---|
| Up front | 100% of the purchase price, plus furniture, kitchenware and setup | Only your share: $125,000 for 1/6 of the 1-bedroom, $600,000 for 1/6 of the penthouse. Fully furnished. |
| Monthly costs | All condo dues, insurance, property taxes, utilities, cleaning and repairs, whether you're in town or not | About $510 (1-bedroom) or $983 (penthouse) a month for a 1/6 share, all-inclusive |
| Use | As much as you want, though many second homes sit empty most of the year | At least 60 days a year, with rotating priority for Mardi Gras, Jazz Fest and holidays |
| Management | You do it, or hire and oversee a manager, cleaners and contractors | Included in the monthly costs, with a Home Manager 7 days a week |
| Financing | A second-home mortgage on the full price | Up to 70% financing on your share; the 1-bedroom share can be $37,500 down and about $656 a month (estimated, interest-only) |
| Selling | List and sell the entire unit | Sell your share when you want, at a price you choose (subject to the operating agreement) |
Slyce Properties figures are current list prices and estimated all-in monthly costs. Loan payments are interest-only estimates at 2 points over the WSJ prime rate, which was 7% at publication (October 2026); ask us for current financing terms.
Co-ownership fits you if...
- You'll be in New Orleans a few weeks to a couple of months a year
- You live out of town and don't want to manage a property remotely
- You'd rather have a better location or a bigger home than you'd buy alone, like a 4-bedroom rooftop-pool penthouse across from Jackson Square
- You want a place to bring family and friends without the upkeep

A whole condo fits you if...
- You'll live in the French Quarter most of the year
- You want to choose every finish and piece of furniture yourself
- You want sole control over who uses the home and when
